Holiday park in Burgundy for sale. La Bonne Vie is a well-organized small-scale bungalow park with camping facilities. It is located in department 71 (Saone et Loire) and is surrounded by forests and the rolling vineyards of the Couchois. Twenty minutes from the A6 (Autoroute du Soleil) and the city of Beaune. Because of its design and unique location, there is harmony with nature and the peace and spaciousness remains unaffected. The area has on average as many sun-hours as the South of France and has been nominated by UNESCO.

The 4-hectare park is located on a slope and is planted with a variety of trees and shrubs. There are goldfish, carp and ducks in a fenced water reservoir. Next to that rabbits, guinea pigs and chickens live in a fenced area. There is a shady rose garden with benches. About 1.5 hectares of the site is protected and not developed. Here live the two ponies, Addy and Raider.

The park is accessible via a paved road and includes further:

  • 6 bungalows (5 persons),
  • 3 holiday homes (4-5 persons),
  • 2 chalets (2-4 persons)
  • a small campsite with 15 pitches,
  • a heated swimming pool with a spacious terrace, fully fenced,
  • the owner's home and the reception desk.

In the farm's former stable is a dining room, sanitary facilities and a laundry room. In front of the main building is a bread oven with two kitchens and outside furniture.

The park is child-friendly and offers entertainment with pedal go-karts, swings, ping-pong, ponies and various animals. For seniors, there is a jeux de boules.

Rental accommodations

There are six detached bungalows of 63 m² including the terrace. Each bungalow has its own garden and a private parking space. Layout: living room with modern kitchen corner, 2 bedrooms, fully tiled shower room with free hanging toilet. Three of the six bungalows are suitable for wheelchair users.

In the main building there are 3 self-catering holiday homes for 4-5 people. Maison 2 en 3 share the terrace. The attractive, spacious houses each have a tiled hall with toilet, shower room with sink, bedroom and on the first floor a room with sitting area, dining area and open kitchen. On the 2nd floor via fixed stairs a sleeping loft with large dormer.

For the real peace seekers, possibly with pets, there are two chalets of resp. 30 and 17 m2 with private kitchen and bathroom, all ground floor and with enclosed garden.

Camping

No massive camping, but 15 spacious pitches spread over the grounds: around a playground, in the orchard or on the top of the hill with a great view. Sanitary facilities in various places. A modern sanitary building will be put into use in the 2018 season.

The entire park is connected to the municipal sewer.

Restaurant and kitchens

There is a dining room with maximum 30 seats with a kitchen corner, equipped to facilitate a breakfast service. Outside is the bread oven (in front of the main building) with a covered garden kitchen, equipped for serving meals. Near the summer kitchen 24 persons can be seated.

Inside the bread oven there is a professional kitchen, where meals are prepared for guests. Outside is a stone barbecue.

On top of the hill, at a distance from the buildings, is a large reception tent of 180 m2, equipped with a paved system floor. It is equipped with a small bar with fridges and a professional kitchen equipped for cooking for groups. There are tables and chairs for 49 people in the tent and on the adjacent terrace. Adjusted sanitary facilities are available on the terrace and at the entrance.

Clientele

The current clientele consists of:

  • hikers, cyclists, wine lovers,
  • Dutch and Belgian families with young children in the warm months and with toddlers in the low season,
  • walker and wheelchair users (there are 3 adapted bungalows and adapted paths in the park),
  • in low season mainly French group reservations where the entire park is exclusively rented for family celebrations.

An important customer is a Dutch foundation, which rents almost the entire park for 4 weeks in the summer. From 2018 on a contract basis (5 years) with a certain turnover of more than € 50,000 per year.

Exploitation permits

This concerns a PRL (parc residentiel de loisir) with 6 bungalows. The reclassification took place in 2016 (valid for 5 years). The 15-pitch campsite has an operating license. The classification is 1 star (2017). The holiday homes have the 1 star classification as meublé de tourisme (2016) and are registered with the mairie as chambres d'hôte. The restaurant permit application has been deposited with the mairie (10/2016).

Acquisition

The park is being sold because the owner wants to retire and does not have a successor. The acquisition includes all movable and immovable property, licenses, tents, inventory, order backlog and domain names / web sites. It is a seasonal operation from April to November. In 2017 a turnover of € 107,683 was realized.
